We accept personal checks drawn on an AZ bank
You can pay with a Bank Check or Money Order payable to Valley Executives Real Estate & Property Management
Or drop off your payment at the office during business hours

Our preferred method is with your personal portal via the internet
Please note that late payments acquire an additional fee

When paying online with eCheck

Simply set up your payment from your personal bank account for
either one-time payment (you have to do this every month) or
as a recurring payment that comes from your account automatically
every month.

Paying by Credit Card

Just log in to your account and enter the credit card information as
it appears on the screen. Like the eCheck, this can be done on a
monthly one-time payment basis or as an automatic recurring charge
every month.

For some tenants, pay by mail may be preferred

Payment is considered paid when the check or credit card payment

Moving out process

First, the 30-day intent to move out notice must be filled out and submitted to the office. You can do this on your Valley Executives Real Estate & Property Management portal online. There are several steps to be taken during this process:

  1. The 30-day written notice must be delivered on time to the property manager.
  2. Entire carpet area must be vacuumed and professionally cleaned using a licensed and bonded cleaning service. The cleaning company invoice and receipt of payment is due at the lease termination.
  3. Light bulbs, A/C filters, screens, smoke alarms, locks, and garage door remotes must be in place and in working condition. Nails and picture hooks must be removed. All hardware must be cleaned including ceiling fan blades, mirrors, door handles, as well as kitchen appliances. Walls and doors must be washed with touchups as needed. Outside areas must be cleared of debris, leaves, personal property, and grass clippings after the lawn is mowed. Walks and driveways must be clear of stains. All personal property is to be removed from the premises at the conclusion of the Lease Agreement.
  4. Tenant must maintain utilities up to date of termination of the lease.
  5. Keys must be turned over to the Landlord or property manager by 5:00 p.m. on the last day of the termination notice. Failure to do so will result in additional rent, late fees, lease commissions, administration charges, notices, locksmiths, and other costs because of the failure to meet the termination as specified in the Lease Agreement.
  6. In the Move-Out Key Return form, the tenant will provide a forwarding address. If none is given, the security deposit balance will be mailed to the last known residence from the initial application.
  7. Prior to Tenant move-out, the Landlord or Property Manager will schedule an inspection during normal business hours. Tenant must give notice in writing if they want to be present during the inspection.

Move-out charges

  1. In the event carpet cleaning has not been carried out per the lease agreement, the Landlord will have the cleaning done and charged to the Tenant security deposit. That also includes necessary re-cleaning should normal cleaning fail to eliminate pet, food, or other odors in the property.
  2. The cleaning fee generally covers kitchen and bathroom cleaning and vacuuming of all carpet areas. Anything in excess of that fee will be charged to the tenant.
  3. Excluding reasonable wear and tear, if the property is not returned in the same condition initially received by the tenant, both inside and outside of the premises, the Landlord will make the repairs and charge the Tenant.
  4. Any personal property left on the premises after move-out will be disposed of by the Landlord without accountability. Any disposal costs will be billed to the Tenant.
  5. Any unpaid rent, late fees, or other unpaid charges are due at move-out.
  6. For any charges as listed above, Security and Pet Deposits will be applied. Should those deposits not cover all the costs, Landlord will forward an itemized bill to the forwarding address provided by the Tenant at move-out or, lacking that, to the last known address as listed in the initial application. All refundable deposits will be returned by the Landlord per A.R.S. 33-1321.

Move-out inspection

It is highly recommended that the Tenant be present at both the initial Move-in inspection of the premises as well as the Move-out inspection as this provides protection against charges for damage or needed repairs in existence at the time of Tenant’s taking occupancy of the property. The Tenant is responsible for repairs of anything beyond normal wear and tear that was not noted during the Move-in Condition checklist. It should be noted that once possession of the property is relinquished, it is too late for the Tenant to make repairs or challenge any charges.
