NON-Emergency

All Maintenance Requests must be submitted in writing. The easiest way to do this is to login to the tenants portal, here.

Sign in and submit your request, which will go directly to our maintenance coordinator. They will respond to your request to either get more information from you or to inform you of the company name and person that will be calling you to address said maintenance request. This should take place within the next 24-48 business hours from when you place your request.

Emergency Maintenance

If you are in a injury or life threatening situation, call 911 immediately.

We offer a 24/7 emergency line for emergency maintenance calls. 480-588-5900 – Option 1, Option 2, Option 1

***Water Leaks – If the shutoff at the leak, (ie. toilet, sink) isn’t working, shut off the main water valve to the house. It is usually located on your front hose bib.

Pay My Rent

As a last resort in the unfortunate situation that you must terminate your lease, you may exercise the lease break clause per your lease. If you are on our standard lease, the process is as follows:

1. Submit $250.00 re-marketing fee. This covers the advertising and expense involved in leasing your property.

2. Provide a showing schedule with the days and times you are available to show the property to prospective tenants.

3. Continue to pay rent, maintain utilities and yard/pool care per your lease until the property is re-rented.

4. Once new lease is signed, you are released from all future lease responsibilities.

Your property manager will begin contacting you 90 days from the termination of your lease.

At anytime you know your intentions at the end of the lease, please contact your property manager at 480-588-9500.

Lease End Procedure:

1. Provide 30 day notice to end lease on or before the rent due date of the last month.

2. Conduct all responsibilities in your lease to return the home to move in condition, including carpet cleaning with the receipt provided to us.

3. Turn in all keys and remotes to the office, on or before the last day of your lease. At that time your property manager will schedule the move out inspection. Leaving the keys in the property will not transfer possession and you will continue to be charged per day until possession is delivered.

Lease Renewal Procedure:

1. Contact your property manager and let them know you are interested in qualifying for a lease renewal.

2. Your property manager will review the file and history with the property owner and get back to you with a decision.

3. Property Inspection will be completed.

4. Lease Renewal Addendum must be signed by Tenant and Property Manager prior to the rent due date of your last month.

5. Lease renewal fee to be paid with the 1st months rent of the new term.
